When To Recoat An Elastomeric Roof Coating | Commercial Roofing

Elastomeric roof coatings are durable, affordable solutions that provide commercial buildings with waterproof and weatherproof protection. Recoating a commercial roof can extend its lifespan and could help maintain its reflective properties. While some roofing companies suggest you recoat the elastomeric roof coating every five years, Keystone Commercial Roofing offers an 18-year warranty before a recoat is needed.

However, there are different kinds of elastomeric coatings. Learn more.

Acrylic Elastomeric Recoat vs Silicone Recoat

While we typically apply an acrylic elastomeric roof recoat every 18 years, a silicone roof recoating should take place every 10 years.

Silicone roof coatings, while not as durable as acrylic elastomeric, are often the better choice where precipitation is severe and roof ponding is an issue. Once a silicone coating is applied no other coating will adhere to it except more silicone.  (Read Silicone Versus Acrylic Roof Coatings: Which Is Best?)

Acrylic elastomeric coatings, on the other hand, can be easily recoated and applied to various substrates.

Both options provide a white (cool) roof, seamless membrane of waterproofing protection.

Benefits of an Elastomeric Recoat

An elastomeric recoat requires no roof tear-off, so labor time is dramatically reduced. Choosing a roof restoration through Keystone Commercial Roofing is the economical choice over traditional commercial roof replacement. Additionally, an elastomeric recoat provides renewed brightness for improved reflectivity. This could reduce the amount you spend each year on cooling your building or warehouse.
