FAQs About EPDM Roofing (with Answers)

EPDM roofing is used worldwide to protect industrial buildings. While Keystone Commercial Roofing does not install EPDM, we may be able to extend the life of your existing EPDM roof and we can install roof coating systems that restore an EPDM roof’s ability to provide proper shelter.

Curious about EPDM? We answer popular questions about this often-used flat roof system.

What is EPDM?

EPDM is a type of roof membrane made of synthetic rubber. It’s an acronym for Ethylene Propylene Diene Monomer.

It comes in large sheets so it can be easily installed and is a common roof type found in cold or hot regions of the world. It typically appears as either a white or black roof “sheeting.”

While asphalt shingles are often used on low-pitched roofs and structures with flat roofs, EPDM is gaining in popularity because it is lighter in weight and can be installed more quickly.

How Long Does EPDM Roofing Last?

A professionally installed EPDM roof system can last more than 40 years. It is a durable material and withstands variations in climate. It also handles structural movement well and a “green” option in roofing since the material can be recycled at its life’s end.

However, EPDM has poor resistance to petroleum-based products and will break down if it meets them. It is not the best option for roofing systems on certain properties such as restaurants, which require grease containment systems that may fail. Also, the joints between EPDM and part of the building must be properly sealed with flashing to channel water away. Otherwise, the base to which it’s applied, and any adhesives could degrade. Lastly, there are concerns about puncture resistance in areas where wildlife might threaten the EPDM membrane.

Can You Use EPDM On A Pitched Roof?

EPDM should not be used on a roof unless it is a low-slope roof or flat roof.

Is EPDM Breathable?

Many in the roofing industry describe EPDM as “partially breathable.” While it allows heat and vapors to escape, it isn’t permeable. This is good, however. Moisture can’t enter it and that’s what you want in a roof system! EPDM is an energy-efficient option in commercial roofing.

How Thick Is EPDM Roofing?

EPDM comes in various thicknesses and widths, so it can cover entire flat roofs or small sections.

EPDM widths range from 7.5 feet to 50 feet, and typically in thicknesses of 45 and 60 mils. EPDM is installed either fully adhered, mechanically attached with batten bars, or ballasted with stones or pavers.
